I am planning to get my California Real Estate License by taking the required classes in a community college. Do they really focus on what will be on the test like a private real estate class would? Do you recommend I take this class?
I’m freshly into real estate. I’m curious as to how other people make a living when the market is down and you have no homes listed with you being sold. Even full time agents also. What type of ways do you find income rather than selling a home. I would like any EXPERIENCED real estate person to answer. I know everyone says don’t get into real estate becuase its 100% commission, but I love it. But I need some good advice. Please help. Thank you.

Whats the most efficient way to structure a real estate deal with a group of investors looking to develop land. One of the partners owns land, but will not put any capital into the investment? FYI, this is an international deal where REITs do not apply? LLC? Other?

A real estate agent told me he could help negotiate the price and get us the better deal on a newly built home. The real estate agents at the builders location says they can get me a better deal if I don’t have a realtor. Who is blowing smoke? Do I actually get a better price if I go with a realtor or without?
I am renting a house that the owner is trying to sell. I was told that the realestate agent has to give me 24 hrs. notice before they bring someone in for a showing. However, twice this week they have called at the last minute to bring someone through the house. How much notice should we get before people come traipsing through my house?

My busines partner and Broker made a false report to the Real Estate Commission about me as an excuse to take over my business and drop my license. I just want to know how property prices can skyrocket when there is nobody buying them just a bunch of banks and people with tricks up their sleeves. It makes no sense to me at all. There are houses that were worth $200,000 8 years ago and now are selling for $1,000,000. This is especially evident here in miami. These homes arent even in nice areas, the crime rates are high and the houses are old as hell. And they have 10 million problems. Most of these homes should be demolished. No buyers yet extremely high prices? These dumbass homeowners think they will get top dollar, and are stubborn and wont sell there home for less. While these realtors sit around and encourage them. Dont you think that something here should change?!?! Do you think that real estate in the US and here and miami will plumett. Is now the time to buy a house?
I am thinking of getting a CA real estate license. I have never worked in real estate. I live in the Silicon Valley (bay area) of California. Hi, I’m interested in becomming a real estate developer. I have the funding so loans are not a problem. I am not willing to get a degree in it because I honestly feel I will not need it. Plus, I am almost done with a degree in Psychology.

I was wondering what the difference was between a real estate broker and a real estate agent? How long would you have to go to school to be either one?
I pretty much got my answer to this question. Can a real estate broker act as both a broker as well as the agent? I plan on starting my own realty but want to do both jobs.

I am in escrow on some property in which the seller and his real estate agent were not very forthcoming in their disclosure statements. Through a third party I found out some things about the property that are detriments (such as occassional flooding) but I am willing to overlook them and still purchase the property. I have released all my contingencies and we have a close date set.
My real estate agent happened to tell the seller’s real estate agent that we found out some of these things on the property – most importantly about the flooding – and now the selling real estate agent wants me to sign a bunch of documents listing out what I found out as if she had told me about them. I don’t want to do it – it took considerable effort for me to uncover these issues and I have already signed off on contingencies. I don’t think I need to also let her off the hook as if she had disclosed these things to me – she did not. Can the realtor force me to sign these?
I am asking if a real estate agent can legally force me to sign informal and misleading documents in order to progress with the purchase? The seller and I have already signed all legal documents as outlined in our legal contract.

I’m considering joining a condo conversion firm in California, but am worried about the timing and how the business might fare given recent weakening in the housing market. Intuitively I’d think if real estate prices are dropping, fewer people will be converting into condos, so it might not be a good move for me. I work with a real estate agent who gets his listings from law offices and banks. How do you do it?
My dad is a public school teacher but he became a millionare investing in real estate. His advise is to hire the “youngest and hottest real estate dame in town”. He says they get more people interested in their properties and they are harder to say no to when working through a deal. He sounds like a pig to me on this one but it has worked for him. Any one with experience on this one because I need to find a good agent.

Century 21 offers their own course (3 weeks) and another real estate company offers one for 6 weeks while the community college offers one for 8 months that trains you how to appraise and broker as well as just getting your license to sell.
